Edmonds Neighborhoods Compared: Which One Is Right for You?

By Adam Cobb · September 14, 2026

“Edmonds” covers a lot of ground, from walkable condos by the ferry to wooded estates on the bluff. Here’s a quick side-by-side comparison of the city’s main neighborhoods.

Neighborhood Feel Typical homes Great for
The Bowl Walkable, lively, waterfront Craftsman, mid-century, condos, view homes Downsizers, view buyers, commuters
Seaview Established, quiet 1950s–80s homes, remodels Families, view buyers on a budget
Perrinville Wooded, tucked away Mid-century on larger lots Privacy, north-end commuters
Meadowdale Bluffs, big trees, beach trail Custom and view homes, large lots Views, space, custom builds
Five Corners Central and convenient Ramblers, split-levels, flat yards Families, first-time Edmonds buyers
Westgate Errands close by, commuter-friendly Mid-century view homes, townhomes Seattle commuters
Esperance Unincorporated pocket Mid-century on generous lots Value and remodel buyers
Lake Ballinger & Hwy 99 Diverse and changing Homes, townhomes, condos First-time buyers, light rail commuters
Firdale Next to Shoreline and Seattle Mid-century homes, townhomes Seattle commuters, relocators
Woodway Private, wooded, estate Estates and custom homes Luxury and privacy buyers

Three questions to narrow it down

1. How much do you want to walk? If walking to dinner, the beach, and the ferry is the dream, focus on The Bowl. Most other neighborhoods are a short drive from downtown.

2. How important is a view, and how much of one? Many Edmonds neighborhoods have view homes, but views vary a lot in quality and price. Seaview, Westgate, and parts of Meadowdale can offer strong views for less than downtown.

3. Which way do you commute? South to Seattle points to Westgate and Firdale. North and east points to Perrinville, Meadowdale, and the Highway 99 corridor. Ferry commuters usually want to be near downtown.
